Market Conditions Advisory (MCA) Advises buyers and sellers about changing market conditions and the risks involved in pricing and transaction decisions.
Megan’s Law / Sex Offender Database Notice (MLD) For California residential 1–4 unit sales, the sales contract must contain the statutory notice directing the buyer to California’s registered sex-offender database.
Transfer Disclosure Statement (TDS) Seller disclosure of known property conditions, features, defects, and other material facts.
Statewide Buyer and Seller Advisory (SBSA) Advises buyers and sellers about common property, transaction, environmental, insurance, and ownership considerations.
Natural Hazard Disclosure Statement (NHD) Discloses whether the property is located within specified natural hazard zones.
Wire Fraud Advisory (WFA) Warns clients about wire fraud and provides precautions for verifying wiring instructions before transferring funds.
Disclosure Regarding Real Estate Agency Relationship (AD) Explains the agency relationships and duties of real estate brokers and agents in the transaction.
Buyer's Inspection Advisory (BIA) Advises the buyer about the importance of conducting appropriate inspections and investigations of the property.
Water Heater & Smoke/CO Compliance Statement (SWCC) Addresses required water-heater bracing and smoke and carbon-monoxide alarm compliance.

Lead-Based Paint and Lead-Based Paint Hazards Disclosure Provides federally required lead-based paint disclosures for applicable residential properties built before 1978.

BUYER-SIDE OPTIONAL ADDENDUMS

Back Up Offer Establishes the buyer’s offer as a backup if the seller’s existing transaction does not close.
Contingency Removal (CR) Allows the buyer to remove specified contractual contingencies when appropriate.
Buyer in Possession Agreement (BIP) Establishes terms when the buyer will occupy or possess the property before closing.
Escalation (Price) Clause Addendum Provides terms for automatically increasing the buyer’s offer price in response to competing offers, subject to stated limits.

RENTAL AGREEMENTS

POST-ACCEPTANCE & ESCROW FORMS

Notice to Perform (NBP/NSP) Formally requests that a buyer or seller complete a required contractual action within the applicable timeframe.
Extension of Time Addendum (ETA) Extends an agreed contractual deadline, contingency period, closing date, or other transaction timeframe.
Notice of Cancellation (NOC) Documents a party’s cancellation of the transaction when permitted under the contract or applicable agreement.
Receipt for Deposit / Earnest Money (RDEM) Documents the receipt or handling of the buyer’s earnest-money deposit.
Verification of Property Condition (VP) Documents the buyer’s final verification of the property’s condition before closing.
